Staging a Part Furnished Family Home on the Skylark Estate, Whiteley

Not every staging project starts with an empty house, and not every one starts from scratch. This project was a six bedroom semi detached home on the Skylark Golf and Country Club estate in Whiteley, Hampshire. The owners had already moved on, leaving the property part furnished, and it had been sitting on the market for some time without much interest.

The brief

What's left behind in a part furnished home tends to be a mismatch of leftover pieces and gaps where furniture used to be. Most buyers find it hard to visualise a home from that, even if they couldn't tell you exactly what feels off. Our brief was to make the home feel lived in again and help it stand out in the listing photography, which is exactly what staging is: a marketing tool. Where it made sense, we worked with pieces of the owners' existing furniture rather than replacing everything, and built out from there.

Our approach

We started by clearing out anything personal, then reworked the space room by room, keeping pieces of the owners' existing furniture where they suited the room and layering in additional furniture around them across all six bedrooms and the main living spaces.

A part furnished or recently vacated home is one of the more common situations we're called in for, whether the owners have already relocated, a chain has moved faster than expected, or a property has simply been on the market longer than anyone would like.
